Nov: 24 houses that were for sale closed this month at an average price of $106,000 with 2100 sqft and selling at 95% of list price. The cheapest home sold for $40,000 with 1100 sqft compared to the most luxurious property which sold for $227,000 with 3900 sqft and on the golf course!
Oct: 30 properties sold with an average price of $96,000 with 1899 sqft and with a list price to selling price ratio of 92%. The bargain home of the month was a 1200 sqft single level home that sold for $37,000 in an auction. Compared to the most expensive property that sold at $290,000. This property was a golf course lot home with a pool. The home featured 4,000 square feet and was built by Hacienda.
Sept: The number of homes sold this month remained similar to last's month as the number increased by 1 to 38 homes sold with an average price of $117,000 with 2180 sqft and selling at 97% of list price. The most affordable property sold was a starter home at $52,000 with 1300 sqft. This property was on the market for over 2 months and was originally listed at $65,000. The home was bank-owned fixer-upper. 3 Luxury homes sold for $200,000 and above. The upper-scale properties ranged from 2800 sqft to 4,000 square feet. All three luxury homes were built by Hacienda; 2 featured private pools on a golf course lot. The most expensive property sold for $247,000.
Aug: 37 properties successfully closed escrow this month. The average selling price was $110,000 with just over 2,000 square feet.
July: 36 real estate transactions were completed this month. The average selling price was $118,000 with 2200 sqft and selling at 97% of list price. The deal on the month wa a property that was 1280 square feet that sold for $56,000.
June: 43 real estate transactions closed this month with an average price of $104,000 with 2130 square feet and selling at 99% of list price. The most affordable home closed at $48,500 with just over 1200 square feet.
July: The number of houses sold this month was 45. The bargain home of the month sold for $57,000 with 3 bedrooms, 2 bath with 1684 square feet. The property was a DR Horton home and was a bank owned property. An offer was received 2 days after being on the market and it sold above list price.
The median home price was $103,000 with 2100 square feet and selling just above list price. A property on Reis closed this month with 3 bedrooms, 2 bath, a den, private pool on a golf course lot. This home has 4 offers within the first 2 days it was on the market. It was a short-sale and the Seller accepted the highest offer and this property closed just under 3 months of receiving an offer.
June: 42 homes closed this month at an average price of $101,000 with 2000 square feet and selling at 99% of list price. The most affordable home sold for $48,500 with 1400 square feet. The property is an entry-level home and it was a HUD home.
May: Properties that closed this month increased to 45 with an average closing price of $103,000 with 2100 square feet and selling at 97% of list price.
April: Houses sold dropped from last month to 35. The average square footage was 2100, selling almost at list price with an average price tag of $102,000.
March: The number of homes closed this month increased from the previous month to 56 properties. The average selling price was $96,000 with 2000 square feet. The list to price ratio was at 96%. The most affodable home sold for $55,000 with just under 1,000 square feet.
The number of homes with pools that sold total 14. The average pool home selling price $120,000 with 1900 square feet. The cheapest home with a pool closed at 68K and the most expensive sold for $214,000 with 3900 square feet. As you can see, Maricopa offers affordable homes with pools and you can purchase a luxury property with almost 4,000 square feet for a little over $200,000!!
As for golf course homes that sold, there were 4 golf course homes that closed this month. The average price that a home on The Duke Golf Course sold for $150,000 with just over 3,000 square feet. The most affordable golf home sold at $105,000 and was a bank owned property. 2 of the 4 were bank owned, 1 was a short-sale and the other property was a regular sale.
7 Homes with 3 car garages closed this month. The average selling price was $158,000 with just under 3,000 square feet. 5 of the 7 properties with 3 car garages were two level homes. The selling price of the single level homes with 3 parking spaces sold for $142,000 with 2400 square feet and the other house closed at $172,000.
Feb: 33 properties closed with an average price of $111,000 with 2200 square feet and selling at 98% of list price. 9 homes with private pools sold with an average of $174,000 with 2700 sqft and sellling at 98% of list price. The most affordable home with a pool sold for $92,000 and the most luxurious sold at $219,000.
Jan 2011: 41 homes sold in Maricopa Arizona. The average price fell from last month to $94,000, 2000 sqft, selling at 96% of list price and around $46 a square foot.
Dec 2010: The amount of home sold this month almost doubled at 42. The average selling price was simliar to the previous month at $103,000 with 2000 sqft and selling at 97% of offerred price.
Nov: The number of properties selling this month lowered to 22. The average home sold for $104,000 with 2100 sqft and selling at 94% of list price.
Oct: 29 houses were sold in the Arizona MLS. The average home sold for $96,000 with 1800 sqft and sold at 92% of list price and with a cost of $50 per square foot. 9 homes with pools sold for an average of $124,000, 2000 sqft and selling at 93% of list price. The cost per square footage on pool homes was $59.
Sept: 38 properties closed and the most affordable was a single level homes with 1322 square feet and was being offered at $59,000 but sold at $52,000. On the flip-slide, the most expensive property sold for $247,000 with 3925 square feet with a private pool. The average property sold for $117,000 with 2180 sqft and selling at 97% list price. The cost per square feet was $53.
Aug 2010: 59 homes sold this month with an average price of $120,000; 2100 square feet and selling at 97% of list price.
July 2010: 58 homes sold with an average price of $118,000 with 2200 square feet, selling at 97% of list price and on the market for 88 days.
June 2010: 104 homes sold with an average price of $120,000 with 2200 square feet, selling at 98% of list price and on the market for 77 days.
May 2010: 136 homes sold with an average price of $118,000 with 2200 square feet, selling at 99% of list price and on the market for 77 days.
From Jan 1 - April 30th: 151 homes have sold with an average price of $109,000 with 1900 square feet, selling at 99% of list price. 53 of the 151 homes sold were short-sales that sold for an average of $102,000 with the same square footage of 1900. Once again, the list price was 99% of list price. As for bank owned homes, there were 49 homes that sold with an average price of $105,000 with 1900 square feet and ABOVE list price. There were 45 regular homes that sold at an average price of $122,000 with 2000 square feet that sold at 96% list price (this includes HUD homes).

A golf course lot home with a pool sold for $168,000 with just over 2100 square feet. This property also received multiple offers and it was a short-sale.
June: 10 pool properties sold in Maricopa with a median price of $152,000 (98% of list price) with 2499 square feet. The best priced property with a pool sold for $90,000 with 1900 square feet. This home was a short-sale and took 98 days to close. The orginial offer was $95K and the property sold for 5K less. The most expensive pool property sold for $289,000. This property was a Hacienda Home with 5 bedrooms, 3 baths with 3900 square feet. This property had all the features; private-heated pool with waterfall, BBQ and firepit, fireplace, balcony off the master bath, golf course lot, new carpet, neutral colors, stainless steel appliances, granite counter tops and a little more. ____________________________________________

A luxury home with 3900 square feet sold for $220,000. The home features: 5 bedrooms. 2.5 bath with a private pool. This home is not on a golf course lot. The property was built by Hacienda and sold within 20 days. It price it sold at was a little less than listed price.
7 homes with 3 car garages sold in the month of April. The average home sold for $150,000 (98% of list price) with 2985 square feet. The smallest property with a 3 car garage had 2500 square feet. The most affordable home sold for $95,000 while the most expensive property sold for $275,000.
May: 7 homes sold this month with an average selling price of $175,000 with 3,000 square feet. The cheapest 3 parking space garage closed at $108,000 with 4 bedrooms, 3 bath and just over 3000 sqft. Compared to the most luxurious property sellng for $270,000; 5 bedroom, 3 bath, 3900 quare feet with a private pool. This property was on the market for 150 days and was a regular sale. Even though it was on the market for a long period of time, it sold close to list price.
Aug: Of the lowest priced homes, the 5 lowest sold at an average of $60,000 with 1397 square feet.
All had 3 bedrooms and 2 bath and sold at 100% of list price. 3 properties were foreclosed homes and 2 were short-sales.
July: The average selling price of affordable properties in Maricopa increased this month to $63,000 as the inventory continues to decrease. 3 out of the 5 homes sold above list price; 1 was at list price and only 1 home sold under the asking price. The square footage of these properties ranged from 1200-1600 and all had 3 bedrooms and at least 2 baths.

July: 2 homes on corner lots sold this month. One sold for $70,000 and the other closed at $75,500. Both properties had 3 bedrooms with 2 bath and the square footage was between 1400-1500. One home was a regular sale and sold within 3 days of being on the market, over 5K of asking price. The other property was a short-sale and sold a few thousands under asking price.
June:5 corner lot homes sold at an average price of $126,000 with 2250 square feet at 97% of asking price. The lowest price corner lot home in Rancho El Dorado sold for $110,000. This property featured: 3 bedroom, 2 baths with 1800 square feet.
July: 3 homes on culdesacs sold this month at an average price of $123,000 with 2300 square feet. 2 of the culdesac homes were traditional sales (neither bank owned or short-sales) and the other was a forelcosure. None of the properties had a pool and one had a 3 car garage.
June: 1 home on a cul-de-sac sold this month at a price of $138,000. The home featured 4 bedrooms, 2 bath wth 2450 square feet as well as; a 3 car garage, maple cabinets, granite counter tops, tile and a fireplace. The property was a short-sale and sold for much less than asking price.
May: 17 4 bedroom homes sold this month. The most affordable 4 bedroom home sold for $55,000 with just under 1700 square feet. The average home that closed was $108,000 with 2300 square feet and selling at 96% of list price. The most luxorious home was a single level home with 2800 sqft and a private pool.
April: Three, 5 bedroom homes were purchased this month. Home # 1: Two levels with 3000 square feet. This property was a lender owned home that sold for $5,000 over list price. Home # 2: Another 2 level home with 2800, a pool and 3 baths that was a short-sale. Property # 3: A single level home on a golf course lot with 2900 square feet. This home with golf course views sold for list price at $275,000 within a few days.
March: Only 1 homes sold this month that had over 3,000 square feet. The house was built by Hacienda with 4 bedrooms, 3 bath, a private pool and on a golf course lot. This property also featured a sitting area off the master bedroom, tile and wood flooring. The residential property was a short-sale and it took 2 months from acceptance to close escrow.
Jan 2012: 2 homes on the golf course sold this month. The most affordable home on the golf course sold for $125,000. This property was smaller as it featured 1500 square feet but also contained a built-in spa. This property was a regular sale and was on the market for 29 days.

This golf property featured: 5 bedrooms, 3 bath, 3 car garage, a huge lot (18,000-24,000 sqft).
4 golf course lot homes with pools sold this month. The lowest price home closed at $170,000. This property was a single level home with 2450 square feet. The over two sold at $217K and $219K with 3100 sqft and the other had 3800 sqft. The last property was a luxury home that was purchased at $300,000 (the most expensive home sold this month). In a nutshell, this house had it all! The average selling price for golf course real estate with pools was $226,500 with 3300 square feet and selling at 99% of list price. The most expensive properties were 2 regular, traditional sales while the cheapest home closed was a short-sale and the other golf course lot home was a bank owned property that received an accepted offer just passed the two weeks.
