May 2012:  The inventory of affordable homes are at historic lows as the number of properties listed for sale from $100K and lower is currently at 51 homes.  This number also includes horse properties!  The average affordable home is listed at $69,000 with 1500 square feet.  When horse properties are subtracted from the inventory, the number drops to 25 residential homes for sale for $100K and under.  The prices also increases to $79,000 with almost 1700 square feet.

Oct 10:  More than 285 homes priced at $75K and under!  13 are in the range of $50K - 59K and are bank owned so you know that the bank will accept a full offer price. 

Sept 2010: Over 500 homes for 100K and under!!

Aug 2010:  There are 493 homes for sale for $100K and under.

July 2010: There are 397 active homes for $100K and under.

Active homes:  As of June 18th 2010, there are currently 365 homes for $100K and under for sale in Maricopa Az.  This includes bank owned homes, short-sales, HUD homes and horse properties that might be located in Hidden Valley and Thunderbird Farms.   222 of the properties for sale in Maricopa AZ are short-sales.  If you have heard that short-sales for not sell, look below at the homes sold and you will discover that in May 2010, 46 short-sales sold @ $100K or under!!

March: The amount of properties that closed this month increased to 198 with an average price of $72,000 and almost 2000 square feet. 

Feb: This month the number of affordable homes remained constant at 124 compared to last month.  The average selling price was $68K with 1827 square feet and selling at 97% of list price.

Jan 2011:  133 homes sold for the price of $100K or under.  The average property sold for $68,000 with 1800 sqft and selling for 95% of list price.  An example of a property that sold at a great price was a single level home in Rancho El Dorado which featured 4 bedrooms, 2 bath and just over 1300 square feet.  A similar property in Rancho El Dorado sold with a private pool for $65,000 .  

Dec: The number of homes increased this month from last month to 123 properties with an average price of $70K with 1965 sqft.

Nov:  102 homes closed escrow this month.  The most affordable property was a horse property (mobile homes) that sold for $16,000. 

Oct: 94 properties closed in Maricopa that were $100K or lower. 

Sept: There were 75 homes that sold this month.  The average price drop this month compared to last month to $73,000 with 1800 square feet.

Aug: 113 houses closed escrow this month with an average selling price of $78,000 with 1800 square feet.  The cheapest property closed at $50,000 with 1100 sqft.

July: 62 properties sold this month at a price point of $100K or under.
The average home sold for $79,000 with 1800 square feet.

June 2010:  130 homes sold for $100k and under.  40 were short-sales, 55 were bank owned homes and 34 were regular sales which include HUD homes. 

May 2010: 129 homes sold @ $100k and under!! 46 were short-sales!! Who says short-sales do not close. 


Where are the AFFORDABLE homes located at?

The most affordable homes you will find tend to be on the outskirts of Maricopa Arizona (not including horse properties, non-HOA communities and manufactured / mobile homes).  The furthest subdivision east of Maricopa is Tortosa as it is about 6 miles away from the city.  Therefore, your money will buy a larger home in Tortosa.

Also, homes south of the railroad tracks are more affordable.  These subdivisions are: Maricopa Meadows, Desert Cedars, Alterra, Palo Brea and Santa Rosa Springs.
